Welcome to Suncoast Shine LLC (“Suncoast Shine,” “we,” “our,” or “us”). These Terms & Conditions (“Terms”) govern your access to and use of our website suncoastshine.com and the cleaning services we provide in St. Petersburg, Clearwater, Largo, Seminole, Tampa, and the surrounding Pinellas County area.
By visiting our website, requesting a quote, booking a service, or otherwise engaging with Suncoast Shine, you agree to be bound by these Terms. If you do not agree, please do not use our website or services.
1. About Our Services
Suncoast Shine provides residential and commercial cleaning services, including but not limited to:
- Recurring house cleaning (weekly, biweekly, monthly)
- Deep cleaning services
- Move-in and move-out cleaning
- Airbnb and short-term rental turnover cleaning
- Commercial and office cleaning
All services are delivered by trained, background-checked cleaning professionals. We reserve the right to modify, add, or discontinue services at any time without prior notice.
2. Booking & Quotes
Quotes
Quotes provided through our website, by phone, email, or SMS are based on the information you supply (home size, number of bedrooms/bathrooms, service type, frequency, etc.). Quotes are estimates and may be adjusted on-site if the actual conditions of the property differ significantly from what was described.
We will always communicate any adjustment to you before starting work or completing the service.
Booking Confirmation
A booking is considered confirmed once you receive a confirmation by email, SMS, or phone from Suncoast Shine. We reserve the right to decline or cancel any booking at our discretion, including but not limited to safety concerns, unsafe working conditions, or scheduling conflicts.
3. Pricing & Payment
Pricing
Pricing is provided per visit and depends on home size, service type, and frequency. Recurring service discounts may apply when applicable. All prices are in U.S. Dollars (USD).
Payment
Payment is due on the day of service unless otherwise agreed in writing. We accept major credit cards, debit cards, and other electronic payment methods as available. For recurring clients, we may keep a payment method on file for automated billing with your authorization.
Late Payments
Payments not received within 7 days of the service date may be subject to a late fee of $25 or 1.5% per month (whichever is greater), and may result in suspension of future services until the balance is paid in full.
4. Cancellation & Rescheduling
Cancellation Notice
We require at least 24 hours notice for cancellations or rescheduling. This allows us to adjust our team’s schedule and serve other clients.
Late Cancellation Fee
Cancellations made with less than 24 hours notice may be subject to a cancellation fee of up to 50% of the scheduled service price.
Lockout Fee
If our team arrives at the scheduled service address and is unable to access the property (no key, no code, no one home), a lockout fee equal to 50% of the scheduled service price will apply.
Weather & Emergencies
In the event of severe weather, natural disasters, or other emergencies, we may need to reschedule your service. We will notify you as soon as possible and work with you to find a new date.
5. Access to Your Property
You agree to provide safe and reasonable access to your property for the agreed service. This includes:
- Providing keys, access codes, or being present at the time of service
- Securing pets in a separate area if they may interfere with cleaning
- Notifying us in advance of any special access instructions, alarm codes, or restricted areas
- Ensuring utilities (water, electricity) are functional at the property
If you provide a key or code, you authorize Suncoast Shine to enter the property for the purpose of providing the agreed service. All keys and codes are stored securely and never shared with third parties.
6. Satisfaction Guarantee
We stand behind our work. If you are not satisfied with any aspect of your cleaning service, please notify us within 24 hours of the service and we will return to re-clean the area in question at no additional charge.
This guarantee does not constitute a refund. Cash refunds are not provided as part of our satisfaction guarantee.
7. Limitations & Items We Don’t Clean
For safety, liability, and quality reasons, our cleaning services do not include:
- Biohazardous materials, including blood, bodily fluids, and human or animal waste
- Mold remediation or hazardous chemical cleanup
- Insect or pest infestations
- Hoarding situations or extreme clutter
- Outdoor areas (yards, driveways, patios) — unless specifically arranged
- High-reach areas requiring ladders taller than 2 steps
- Heavy furniture moving (we work around furniture)
- Antique, fragile, or extremely valuable items requiring specialized care
- Laundry, dishwashing, or food preparation (unless arranged as an add-on)
If you require any of these specialized services, please contact us and we will refer you to a qualified specialist.
8. Damages & Breakage
Suncoast Shine is fully insured. We take great care while cleaning your property; however, accidents can occur. If our team damages or breaks an item during a service, please notify us within 48 hours of the service with photographs and a description of the item.
We will work with you in good faith to repair, replace, or reimburse the value of the damaged item up to the limits of our insurance coverage. Damage claims must be submitted in writing to hello@suncoastshine.com.
Suncoast Shine is not responsible for:
- Pre-existing damage or wear and tear
- Items that were already broken, loose, or improperly secured
- Damage caused by faulty installation (e.g., shelves, fixtures)
- Damage to items not disclosed as fragile or valuable
- Loss of cash, jewelry, or valuables not stored in a secure location
9. Employee Solicitation
You agree not to directly hire, solicit, or employ any current or former Suncoast Shine cleaning professional for cleaning services outside of Suncoast Shine for a period of two (2) years after the last service rendered by that professional.
Violation of this clause may result in a referral fee equal to $2,500 payable to Suncoast Shine.
10. Use of Our Website
By using our website, you agree to the following:
- You will not use our website for any unlawful purpose
- You will not attempt to gain unauthorized access to any portion of our website
- You will not interfere with the operation of our website
- You will not submit false information or impersonate another person
- You will not use automated tools (bots, scrapers) to access or extract data
We reserve the right to terminate or restrict your access to our website at any time, without notice, for any reason.
11. Intellectual Property
All content on our website — including text, images, logos, graphics, videos, designs, and the Suncoast Shine name and branding — is the property of Suncoast Shine LLC and is protected by U.S. and international copyright, trademark, and other intellectual property laws.
You may not copy, reproduce, modify, distribute, or use any of our content for commercial purposes without our prior written consent.
12. Reviews & Testimonials
By submitting a review, testimonial, photo, or other content to Suncoast Shine (including via Google, Facebook, Yelp, or our website), you grant us a non-exclusive, royalty-free, perpetual, worldwide license to use, display, reproduce, and share that content for marketing and promotional purposes, with attribution to your first name and last initial (e.g., “Maria R.”).
You confirm that your review is honest, based on personal experience, and does not contain false, defamatory, or misleading statements.
13. Limitation of Liability
To the fullest extent permitted by applicable law:
- Suncoast Shine’s total liability for any claim arising from or related to our services or website is limited to the amount you paid for the specific service in question
- We are not liable for indirect, incidental, special, consequential, or punitive damages, including but not limited to lost profits, lost data, or loss of business opportunity
- We make no warranties, express or implied, regarding the website beyond what is required by law. The website is provided “as is” and “as available”
Some states do not allow limitations of liability, so portions of this section may not apply to you.
14. Indemnification
You agree to indemnify, defend, and hold harmless Suncoast Shine LLC, its owners, employees, contractors, and affiliates from any claim, damage, loss, liability, cost, or expense (including reasonable attorney fees) arising from:
- Your violation of these Terms
- Your misuse of our website or services
- Your violation of any applicable law or third-party rights
- False, incomplete, or misleading information you provide to us
15. Governing Law & Dispute Resolution
These Terms are governed by and construed in accordance with the laws of the State of Florida, without regard to its conflict-of-law principles.
Any dispute arising from or related to these Terms, our website, or our services will be resolved through:
- Good-faith negotiation first — both parties agree to attempt to resolve disputes informally before pursuing legal action
- Binding arbitration in Pinellas County, Florida, if negotiation fails — under the rules of the American Arbitration Association (AAA)
- Or, where arbitration is not permitted, in the state or federal courts located in Pinellas County, Florida, and you consent to the jurisdiction of those courts
You waive the right to participate in any class action or class arbitration against Suncoast Shine.
16. Privacy
Your use of our website and services is also governed by our Privacy Policy, which describes how we collect, use, and protect your personal information. By using our services, you acknowledge that you have read and understood our Privacy Policy.
17. Changes to These Terms
We may update these Terms from time to time to reflect changes in our business, services, or applicable law. The updated Terms will be posted on this page with a revised effective date. Material changes will be communicated via email or a prominent notice on our website where appropriate.
Your continued use of our website or services after changes are posted constitutes your acceptance of the updated Terms.
18. Severability
If any provision of these Terms is found to be invalid, unlawful, or unenforceable by a court of competent jurisdiction, the remaining provisions will remain in full force and effect.
19. Entire Agreement
These Terms, together with our Privacy Policy, constitute the entire agreement between you and Suncoast Shine LLC regarding your use of our website and services. They supersede any prior agreements, communications, or understandings.
